SUMMARY

Reports to the Supervisor of Buildings and Grounds, supervises the activities of workers engaged in the maintenance of plumbing and heating equipment; responsible for observing and maintaining standard safety and health procedures.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

Essential duties and responsibilities include the following. Other duties may be assigned.

  • Instructs and assists department personnel in repair and maintenance of plumbing and mechanical equipment.
  • Investigates work requisitioned for various buildings. Assigns, supervises, or assists work crews in performing work, and inspects such work in progress and when completed.
  • Checks to be sure that work crews have the necessary materials and equipment and that sufficient material and equipment are on hand in the warehouse.
  • Determines material and equipment needs for jobs and locates material for repair work.
  • Helps to coordinate the plumbing work with that of other departments.
  • Dispatches plumbers and equipment to jobs and arranges to take care of emergencies that require immediate attention.
  • Secures quotes from outside contractors and obtains estimates for insurance claims for break-ins, theft, and other damage.
  • Checks and inspects work to be sure that it meets quality of work and material standards.
  • Checks daily job tickets and gives them to the Supervisor of Maintenance.
  • Requisitions materials and charges material against approved jobs.
  • Inspects machinery and power tools for hazards.
  • Assists in writing up various jobs, making shopdrawings, and estimating cost thereof.
  • Make emergency calls as assigned.
  • Aids in evaluation of personnel
  • Neat, well groomed, appropriately dressed appearance.
  • Performs other related duties as required or assigned.

 

SUPERVISORY RESPONSIBILITIES

Supervises employees and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities may include interviewing, hiring recommendations, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

 

QUALIFICATIONS

EDUCATION and/or EXPERIENCE

High School Diploma or GED; five to seven years job-related experience; or equivalent combination of education and experience.  Related vocational skilled trade education and experience required.

Ability to read, write, do arithmetic and apply reasoning skills equal to that of the average high school graduate. Capability equivalent to that normally achieved through 5 to 7 years of progressive skilled trade experience.

 

               

 

SKILL RELATED

Ability to use basic hand tools such as hammers, screwdrivers, and wrenches.  Have a working knowledge of plumbing, and heating equipment, and knowledge of how to use various meters and gauges to test this equipment.

 

LANGUAGE SKILLS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of employees.

 

REASONING ABILITY

Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
